What is a measurement or floorplan service?

A floorplan service is just what it sounds like: An appraiser measures the dimensions and area of the property, then draws a basic or highly detailed floorplan based on what you need. The appraiser's report and floorplan is a document that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and sometimes necessary when disputing property taxes or selling a property.

How do floorplan services work?

During a home measurement service, a certified appraiser measures your home with a measuring tool — generally a tape or laser measuring device. As they move around the home, they mark the layout of the rooms and other features, like stairs, entryways, and pantries. They may sketch the property. Then, the appraiser creates a report and a more detailed sketch showing the total area and the general layout of the home. The final product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When is a measurement or floorplan service needed?

Real estate taxes

Property tax records often reflect inaccurate area of a property because the values can come from several sources, and sometimes go unproven — which means you may be paying for more space than you have! Unless an appraiser has performed a recent evaluation or home measurement service on your property (after any renovation that might have affected square footage), you'll need one to perform a home measurement service before challenging what you're taxed. An appraiser will verify the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop paying more than your property is worth.

Marketing a home or property

A floorplan service will secure a fair price for your house. Living space is one of the most important elements potential buyers examine when purchasing a home — but since these values are often estimated rather than accurately measured, your listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the selling price of your property, but possibly even the amount of interested buyers. The only reliable method of using a definitive GLA when listing your home or property is to reference a previous appraisal or home measurement service performed by an appraiser (after any remodeling that may have affected square footage).

Material for real estate professionals

To ensure that your client's property closes at a price that appropriately reflects true market value, we recommend requesting a measurement of the property. Clients, and especially potential buyers, will appreciate your attention to detail, and you can rest assured knowing the GLA on your client's listing is truly representative of their home. A measurement can also be a fantastic marketing tool for getting potential buyers interested since they can see the layout and features of the home before and after touring.
